Check the pet's references too! Just like you'd ask for a reference for the tenant, why not ask about their pet?

Check their vet records. Make sure the pet's up-to-date with flea and worm treatments. If the pet's been spayed or neutered, there's a lower chance of them marking their territory around your house. All good things to know!
Ask about pet insurance. Do they have insurance for their pet? If so, great—ask for the details. If not, you might want to look into adding a bit of extra coverage to your landlord insurance for pet damage. Better safe than sorry, right?
