Check the pet's references too! Just like you'd ask for a reference for the tenant, why not ask about their pet?
Did the last landlord have any problems? If the pet was a handful, it could be tricky for you, especially with something like a difficult dog that could make inspections a nightmare.
Meet the pet yourself. Most pet owners are super proud of their pets and will jump at the chance to show them off. Plus, it gives you a chance to see if the animal seems well-behaved. Who knows, meeting them might help you feel more comfortable about having them in your property!
Ask about their pet-care plans. What will they do with the pet when they're at work or away? Responsible pet owners will have this figured out. Also, consider the needs of the pet—a house cat or a new puppy might need extra toys and activities to stay entertained (and not destroy your place), while outdoor cats might need a cat flap installed.
Check their vet records. Make sure the pet's up-to-date with flea and worm treatments. If the pet's been spayed or neutered, there's a lower chance of them marking their territory around your house. All good things to know!
Ask about pet insurance. Do they have insurance for their pet? If so, great—ask for the details. If not, you might want to look into adding a bit of extra coverage to your landlord insurance for pet damage. Better safe than sorry, right? Plus, knowing this early on could help you decide on the rent amount.
At the end of the day, choosing your next tenant is all about making sure you have the full picture.
A happy Poole tenant usually means a happy Poole landlord and that means a longer, more solid relationship.
